Foundations

Foundation Elevation Survey

The purpose of a foundation survey is to provide objective information regarding a foundation utilizing a Zip Level altimeter. This helps the Inspector formulate a more accurate opinion regarding the performance of a foundation to determine if further engineering evaluation is warranted. These elevations also provide a historical record of the foundation. Should the inspector note movement that warrants further evaluation by a Professional Engineer, we recommend the Engineer's Foundation Evaluation with our partners at Noble Engineering Services.

Engineer's Foundation Evaluation

The purpose of an Engineer's Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation's current condition and any necessary repairs that may be needed immediately and/or in the future.

We, through a partnership with Noble Engineering Services, understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property.

The evaluation generally includes:

  • Documenting visual observations made during a physical walkthrough
  • Observing factors influencing the performance of the foundation
  • Conducting an interview of occupants/owners/managers regarding a history of the property and foundation
  • Reviewing pertinent information including Geotech reports, construction drawings, field reports, and repair docs
  • Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline
  • Providing a detailed conclusion and Executive Summary

HUD / FHA Mobile Home Structural Engineering Inspections

Through our partnership with Noble Engineering Services, we can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).

Our team will visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD. Our team can then customize an engineering report for you and your lender depending on VA, FHA, or Conventional financing.

Note: Agave Property Inspections PLLC is NOT an engineering service. All engineering services are performed through our partners at Noble Engineering Services.

Sewer Scopes

Sewer Scope Inspection

Protect yourself from costly surprises. A sewer scope inspection uses a high-resolution camera to visually inspect the accessible portions of the main sewer line from the home to the municipal connection or septic tank.

Many sewer line problems go unnoticed during a standard home inspection, but this service can reveal root intrusion, cracked or collapsed pipes, bellies, blockages, and improper repairs before they turn into expensive emergencies. Sewer line replacements can cost thousands, making this inspection a smart investment, especially for older homes, properties with mature trees, or homes with previous plumbing concerns.

This is a non-invasive, limited visual inspection performed in accordance with InterNACHI Standards of Practice, with clear documentation and video of any significant findings.
