Pools look great. They can also hide problems.

In El Paso and Las Cruces, a pool or spa is a major selling point, and for good reason. But pools are complex systems with mechanical equipment, electrical components, plumbing, structural surfaces, and safety features, all of which can have issues that aren't obvious during a standard showing.

A pool and spa inspection is a dedicated visual evaluation of the accessible components of the pool and spa system. It's separate from the standard home inspection and focused specifically on the pool.


What we evaluate

During a pool and spa inspection, we visually assess the accessible components of the system, including:

Structure and surfaces

  • Pool shell and interior surface condition
  • Coping, decking, and surrounding hardscape
  • Visible cracking, staining, or deterioration

Equipment

  • Pump and motor condition and operation
  • Filter system: type, condition, and visible function
  • Heater or heat pump, if present
  • Automation systems and controls

Plumbing and electrical

  • Visible plumbing lines and fittings
  • Electrical bonding and grounding (a safety requirement)
  • GFCI protection at outlets near water
  • Underwater lighting

Safety features

  • Fencing and gate hardware for code compliance
  • Drain covers and anti-entrapment protection
  • Safety equipment access
